What Is Co-Living?
Co-living accommodation is becoming more diverse in terms of product, positioning, and place. The typology in the UK is typically characterised by private studios with en-suites and kitchenettes in buildings with a comparably large square footage of amenity space. Residents secure contracts with all-inclusive monthly fees which includes use of the private studio and all amenities, and use of utilities and WiFi.
According to VervLife x Harris Associates BTR & Co-Living Report 2025, resident behaviour is shifting in ways that underline the growing maturity of the Co-living model. In 2023, just 35% of residents intended to stay for more than 12 months. By 2025 this has risen to 50%, signalling that Co-living is moving away from being short-term and towards a longer-term housing solution.
